{"created":"2021-03-01T07:28:52.233281+00:00","id":48752,"links":{},"metadata":{"_buckets":{"deposit":"d00c4336-3cb2-41d1-8a59-5adb51d5e0f1"},"_deposit":{"id":"48752","owners":[],"pid":{"revision_id":0,"type":"depid","value":"48752"},"status":"published"},"_oai":{"id":"oai:tsukuba.repo.nii.ac.jp:00048752","sets":["3:2622:6601:7245"]},"author_link":["205639"],"item_4_biblio_info_6":{"attribute_name":"書誌情報","attribute_value_mlt":[{"bibliographicIssueDates":{"bibliographicIssueDate":"2018-12","bibliographicIssueDateType":"Issued"},"bibliographicPageEnd":"109","bibliographicPageStart":"101","bibliographicVolumeNumber":"23","bibliographic_titles":[{"bibliographic_title":"芸術学研究","bibliographic_titleLang":"ja"},{"bibliographic_title":"Tsukuba studies in art and design","bibliographic_titleLang":"en"}]}]},"item_4_description_4":{"attribute_name":"抄録","attribute_value_mlt":[{"subitem_description":"本研究は、今後の高経年マンションの老朽化をめぐる再生の課題に対し、マンションの建替えに焦点を当て、高経年マンション居住者が建替えに対する賛否の意見を形成する要因を明らかにすることを目的として行った。大規模な意識調査を実施して得られた結果から、建替えへの賛否を示すことができない居住者が約半数存在することを踏まえた上で、建替え意見の有無を形成する要因となる項目を統計的手法を用いて分析した。建替え意見の有無を目的変数とし、説明変数候補は、回答者の属性・回答者の修繕等の経験・管理組合活動の状況・マンションに対する評価・建替えに対するイメージに関する項目を用いた。分析結果より、建替え意見の有無との間に統計的な有意差が認められたのは、次の13項目であった。属性では年代・地域・入居時期、管理組合活動の状況については総会出席率の高さ・交流イベント有り、回答者の経験的な事象については小規模リフォームの経験・建替え議論の経験との間に関係がみられた。マンションに対する評価については、建築・設備の良好さ・建物愛着度といった物的側面に対する評価、建替えを想定した場合の回答者の判断については、自己負担可能額・建替え後居住意見・引継ぐ人、建替えのイメージについては、建替え後の環境・価値の向上との間に関係がみられた。年代や入居時期などの個人に帰属するものは管理組合としてコントロールすることはできないが、居住者の特性を把握することは、建替えなどの人々の生活に影響を与える管理の意思決定を進めていく上で必要であるといえる。そのうえで、建替えに対する意見を促すものとして建替え議論の取り組みによる可能性が確認できた。","subitem_description_language":"ja","subitem_description_type":"Other"},{"subitem_description":"This study uses a statistical method to identify the factors influencing the opinions of the residents living in aging condominiums about their reconstruction. Respondents were divided into \"with opinion\" and \"without opinion\" groups based on responses to a survey. Variables were considered as factors influencing opinions formed about reconstruction: personal attributes, respondent experience, condominium evaluation, and the respondent's sense of decisions made during the reconstruction process. Statistically significant differences between the presence or absence of an opinion about reconstruction were found in relation to: Age, Area and Year of moving in reflecting personal attributes. Attendance at general meetings and Exchange events denoting the efficacy of condominium associations. Small-scale renovation and Reconstruction discussions, and how these reflected respondent experiences. How Quality of building conditions and Personal atachment influenced the evaluation of the process. Finally, Expectations of expenses incurred, and Succession plans, that resulted. It is impossible to control individual factors such as Age or Year of moving in. However, it is necessary to understand the relationship of residents to each condominium association.
